Dubai's off-market channels run on the word distress. Almost none of it is priced against the market — it's priced against what the seller paid, which is a different number and a much kinder one. We read those channels, price every claim against Land Department records, and publish what survives.
Every listing that reaches us is scored and kept — including the ones that fail. These counters come straight from the pipeline and move as it runs. Small sample, honestly labelled: this is a young dataset, not a claim about the whole market.
The two we could price building-for-building are the whole story. One studio advertised "below OP" came out 2.3% under market against 519 recorded sales in the same tower. One flat advertised "below market price" came out 1.5% over it. Both were posted as distress.
A deal is only distressed if the price is genuinely below market and the seller has a real reason to move and you can actually close it. We score all four and show the breakdown on every listing.
Discount against recorded Land Department sales of comparable units — not against what the seller paid.
A stated, checkable reason to sell: exit, bank pressure, divorce, a payment plan they can't meet. "Urgent" alone scores almost nothing.
How fast it can actually transfer. Vacant with a title deed beats tenanted, which beats off-plan with a developer NOC in the way.
Direct mandate and freshly posted, or forwarded through four brokers and already on every portal.
Grade A is 70+. Anything we can't price against real transactions stays marked unverified and never gets sent to you as a recommendation. A deal that fails is still shown, with the reason.
